Our Philosophy and Development Process
Homestead Partners is strategically focused on opportunities and high quality projects that present themselves specifically in the Twin Cities of Minneapolis and St. Paul. Our fundamental practice is to bring the highest and best use to land and property through small, medium and larger developments. From a one-lot urban infill opportunity to a multi-phased large site development, our process is systematic, organized and efficient. It starts with land acquisition, where in most cases opportunities are brought to us for consideration and others we strategically target market. In the process of doing what is right for all parties, including the land owners partners, city officials and key affiliates, Homestead Partners prides itself on the best communications and building lasting relationships. Once the property is secured, in the normal course of business, Homestead Partners begins conceptual site planning and engineering exercises. During this initial stage, Homestead Partners will work with city staff and our project team to create the preliminary plat. Upon submittal of preliminary plat, the development is presented before the Planning Commission and City Council. Often times there may be several public hearing meetings with the Planning Commission before proceeding to the City Council for review and approval of the preliminary plat. Throughout this process, because we strive to have the utmost open communication, it becomes important that we work alongside the city to hold neighborhood meetings as necessary. After preliminary plat is approved, we begin more detailed engineering and prepare to submit final plat. Once the final plat is approved by the City Council, entitlements are received and site construction typically commences shortly thereafter.
